ABOUT Our "Raise the Roof" Campaign

This is a capital campaign to raise the funds to repair the roof as well as to replace the heating, ventilation, and air conditioning (HVAC) units.

Although a big endeavour, it is a necessary action for our building as our efforts to patch the roof every time it leaks and repair switches and HVAC units just to keep the site warm are becoming ineffective.

In the long run, it will be cost effective to undertake both projects together, as the HVAC units are located on the roof.

ROOF BACKGROUND

The roof at 1088 Ogilvie Rd has reached the end of its service life (about 27 years old) and needs to be rehabilitated in some areas and replaced in others.

The average life expectancy of today’s commercial low-slope roof is only 17 years.

This 5,756 sqft built-up roof has some major problems at several areas, which result in leaks and cracking, allowing water to penetrate through the ceiling.

Leaks inside because of improper coping caps with large gaps allowing penetration of water.

HEATING AND COOLING SYSTEM BACKGROUND

Current HVAC units are at the end of service life.

Chinmaya Bharati building is heated and cooled with six DX cooling/natural gas heating roof top HVAC units (RTU) with a cooling capacity of 3 tons and a heating input capacity of 100 000 Btu/h for each unit.

However, these units are over 27 years old. During the past few winters, the maintenance cost of these units has gone up significantly.

Some units just won’t work without a sizable additional future investment in new parts.

Today, only two of the six units are operational. The recommendation is to replace and modernize these units in keeping with current standards.

Modern HVAC equipment is more energy efficient (reduces electricity and natural gas consumption), better for the environment with reduced emissions, more reliable with reduced maintenance costs, and improves air quality and comfort of occupants.

PROJECT COST AND SCHEDULE

Preliminary cost estimate were as follows:
Roof – $70,000 – $80,000
HVACs – $115,000 – $125,000
Total Cost – $180,000 – $200,000

Fundraising Campaign: Dec 2021 – Dec 2022 ($200,000)
Material purchase: Mar 2022 (PAID)
Roof material delivered: Jul 2022 
Roof complete. HVAC onsite: Aug 2022 
HVAC complete: Sep 2022
